SEM welcomes builders interested in zero energy homes!

Southern Energy Management provides a full spectrum of energy efficiency and green home certifications to production and custom builders alike. We meet the builder where they are: be it simply code compliance or a HERS scores all the way to LEED certifications and solar PV system installs to reach a Zero Energy home. We will be running our HERS Associate course at the conference! This 4-hour course gives you a strong understanding of energy efficient features in new and existing homes and how to communicate the value of these features to your buyers.     Here’s the answers to the most common questions we get about new construction solar.

    Will I need to reengineer my roof trusses to carry the load? 

    • No – The panels are approximately 4.2 lbs/sqft.  Any home being built under NC building code will have a sufficient dead load capacity to support the weight of the panels.

    What impact will this have on my electrician's scope of work?

    • None – SEM provides turnkey installation of the solar and all electrical components.  You will not have to involve additional trades in the process.

    Will it void my roof warranty?

    • No – Depending on your roof type, SEM will need to add penetrations to attach the array.  All penetrations made will be covered under SEM’s 10 year product warranty.

    Will it delay my construction timeline?

    • No – During construction we’ll make two visits to the home.  First will be during electrical rough in and the second will be to set the inverter and panels.  We can work around other trades and your construction schedule to ensure no delays for you

    Can I claim the tax credits and incentives for myself?

    • Both the federal tax credit and the Duke rebate will go to the end user.  If you’ll retain ownership of the model homes and/or community amenities for over 1 year there are opportunities for you to capture the credits.  You will be able to capture a reliable margin on all solar systems sold and differentiate yourself as a Zero Energy builder.

  • Home Innovation Research Labs recently announced their 2017 NGBS Green Partners of Excellence. Southern Energy Management is honored to report three of our team members were selected as recipients: Jamie Hager, Rachel Della Valle, and Laurie Colwander.

    NGBS Green, which is based on the National Green Building Standard™ (NGBS), has certified more homes than any other national green home certification program thanks in large part to its knowledgeable in-field verifiers.

    Rachel and Laurie were recognized as accredited NGBS verifiers (with Rachel as a MASTER Verifier). Jamie was recognized for her advocacy of the NGBS program! We are grateful to have such an outstanding team.

    It was also great to see so many of our partners being recognized so that 16 out of 132 award recipients are either one of our clients or partners!

    To earn certification to the National Green Building Standard, a home must meet rigorous criteria in six categories – Lot & Site Development; Resource Efficiency; Energy Efficiency; Water Efficiency; Indoor Environmental Quality; and Homeowner Education. There are mandatory practices in each category that every NGBS Green Certified home must meet, and there are a wide range of additional optional practices in each category that a builder can select based on the applicability to buyers or renters in their market. There are also mandatory point minimums in every category in order for a home to attain the next level of certification, which is a more stringent requirement than in any other national certification program.

    Since January 2009, when the National Green Building Standard (NGBS) became the first residential green building rating system to be approved by the American National Standards Institute (ANSI), Home Innovation Research Labs has certified nearly 130,000 green single-family and apartment homes, and more than 1,650 lots within green residential land developments.
